Questions we hear

What types of roofs are best in Florida?

Concrete tile, metal and laminated (architectural) asphalt shingles for homes, and reflective single-ply or coated systems for most flat commercial roofs. They hold up to heat, humidity and wind when they are installed correctly.

Do I need a permit to repair a roof in Florida?

Most roof repairs and all replacements need a building permit from your city or county, so the work meets the Florida Building Code. We pull the permit.

What is the 25% roof rule in Florida?

Historically, if more than 25% of a roof was repaired or replaced within a 12-month period, the whole roof had to be brought up to current code. State law changed in 2022: roofs built or replaced under the 2007 Florida Building Code or later can generally be repaired to the code in effect when they were built. We check which applies to your roof.

How long do roofs last in Florida?

It depends on the material, how well it was installed, and how well it is maintained. Storms and high winds shorten any roof's life. We give you a realistic range for your roof on the inspection.

Does insurance pay for a new roof in Florida?

Insurance typically covers repair or replacement when the damage comes from a covered event, such as a hurricane, hail or fire, and not from normal wear and tear. Your policy and adjuster decide; we document the damage.

Can a new roof go over an old roof in Florida?

Sometimes. It depends on the existing roof's condition, how many layers are already there, and local code. Wet material always has to come off.

Is the inspection really free?

Yes, for commercial and residential roofs.
